Hoppers Crossing Listing Needed: Have Buyers Waiting

The Asking Price Index for Postcode 3030 for all types of houses as at August 31,2020 was $575,925. Now as at November this same statistic is $568,204. The Days On Market graph for Postcode 3030 shows a consistent number of houses coming onto the market as per recent trends back to early 2018. The encouraging indicator is the decline in number of houses still on the market after 90 days and even the category of over 180 days on market. This suggests there are still buyers looking to purchase in Postcode 3030 correspondingly no greater numbers of new listings. So whilst Asking Price Index has declined the buyers are still buying and perhaps sellers are more prepared to accept offers and move on.

There is historically a large number of houses for sale in Postcode 3029 and the number has significantly increased since March, 2020. The concern within this Postcode is the underlying trend of houses in the 90-180 days and over 90 days categories to be slowly increasing in number. Looking at the Days ON Market graph for Postcode 3029 shows potential for many of the properties in the blue coloured bars to become long term members of the 90+ days houses. Agents and sellers listing just for the sake of listing is a waste of time and resources. See the red indicator arrows on the Days On Market graph.

Wyndham Vale & Manor Lakes - Postcode 3024 December 5th, 2020
Postcode 3024 is always the most interesting set of property statistics to analyse. In all of my 10 years of working in Wyndham LGA this has always been the case. A striking statistic is the large increase in total number of houses for sale in 3024. In December 2019 approx 550 houses for sale and by September 2020 the number had increased to approx. 1,400 properties. An encouraging trend is the decreasing number of houses in the 90+ category over last two month, even though similar numbers of houses coming onto the market has been high September 2020. At the end of November, 2020 the Asking Price Index for Postcode 3024 is $529,725.In December of 2019 the Asking Price Index for 3024 was only $509,517.

Hoppers Crossing Listing Needed: Have Buyers Waiting

Just sold 10 Gainsford Court, Hoppers Crossing.  The Seller’s are very happy with the price.  Original floorplan and condition.  Sold for $10,000 more than same design in same street.

Result is I have approximately 20 buyers who inspected the property but were unsuccessful with their offer(s) and are very keen to live in the area.

This property was sold without having any Open Homes.
